Most inspections take 2–3 hours depending on the size, age, and condition of the home. You're welcome to attend — we actually encourage it, especially the final walkthrough where we summarize what we found.

Your full photo-documented digital report is delivered the same day as your inspection — usually by that evening.

Yes. Joe the Home Pro inspectors are licensed and fully insured in Florida, and every inspection follows the state standards of practice.

Yes — if the property has a pool or spa, we inspect it at no extra charge as part of every home inspection. It's a visual, non-invasive inspection of the pool and spa surfaces, the surrounding lanai area, and the equipment: we run the heater, pump, and motors to confirm they operate, and visually check the filter, skimmer, and basket. Note that a pool & spa inspection is not a leak detection test — that must be performed by a licensed pool company, and we're happy to recommend one if you want an in-depth evaluation.

Absolutely. A pre-listing inspection finds issues before buyers do, so you can fix them on your terms and price the home with confidence.

Almost every home has findings — the report separates the big stuff from the minor stuff so you can negotiate repairs, ask for credits, or walk away informed. We're happy to hop on a call and talk through anything in the report.
